From sand track to grand entrance: Moquini Bay comes of age

Nestled at the southernmost tip of Africa, where the fynbos gives way to the open ocean, Moquini Bay has been quietly coming into its own. And this month it reached a milestone well worth celebrating.
Back in March 2023, the way into this coastal haven was little more than two brick pillars, a strand of wire and a sandy track winding down towards the sea. Last week our photographer stood in almost the very same spot. Join us as we explore what three years of patient development has brought to life.
A welcome three years in the making
The entrance to Moquini Bay is now complete, and what a welcome it makes. Vertical timber screens rise between board-marked concrete, crowned by a planted roof that is already greening over as the coastal fynbos takes hold.
Best of all, the whole structure has been kept deliberately low, so that the moment you arrive the ocean stretches out above it, uninterrupted and utterly unspoiled. It is the kind of first impression that tells you everything about the place you are entering.
An estate that runs like clockwork
Behind the scenes, something equally significant has been taking shape. The Moquini Bay Home Owners Association NPC, established in 2023, has this year come fully into its own.
Three financial years of annual financial statements, to February 2024, 2025 and 2026, have been prepared, signed and filed. A professional managing agent is now in place. And the levy has been costed line by line rather than estimated, covering insurance, maintenance, fire protection, security, services on the common property, accounting and management.
It may not be the most photogenic milestone, but it could well be the most valuable. When you invest at Moquini Bay, you are not simply buying a stand; you are joining an estate that is properly and professionally run from the very first day. Reassuring, isn't it?
The first homes take shape
For those envisioning their dream coastal home, there is wonderful news. The first house designs have been drawn to the estate's architectural guidelines, taken through the Cape Agulhas Municipality process, and approved.
Owners are free to appoint any architect they choose, subject to those guidelines, which exist for a very good reason: to keep every home low, quiet and in harmony with the fynbos that surrounds it. Before long, Moquini Bay will be far more than fifteen stands on a map. It will be a community.
Paving the way ahead
With the first homes on the horizon, attention now turns to the internal road. And, as with everything at Moquini Bay, it is being done properly.
The plan is a fully paved road, laid by a contractor experienced in municipal roadwork, with generous turning provision for construction vehicles and clear accountability on builders for any damage along the way. Getting this right before the first trucks arrive is the difference between a road that lasts a lifetime and one that is patched for twenty years.
